In August 2016, Terracon Consultants Inc., a national geotechnical engineering firm, hired the New South Properties office team to represent them with the relocation of their Charlotte office.

At the time, Terracon occupied approximately 15,000 square feet of inefficient space that prevented them from growing their business. Their needs called for a free-standing building, a layout that would create synergy between business units, space for materials testing, and extensive vehicle parking. When combined with tight geographical requirements, this was no ordinary office transaction.

We got to work right away and employed our proven formula for client success by determining space needs based on a detailed needs analysis to locate the most economically sound solution possible.

The tight market led us to an industrial building that had recently been purchased by a local investor. The building met our geographic parameters, but would need to undergo a complete renovation to meet the heavy office demand. Fortunately, the space was 100% conditioned, which allowed our client to build out the space within budget. An aggressive timeline for occupancy required deliberate lease negotiations and assembling a construction team capable of hitting the deadline.

Our management of vendors and effective communication led to the success of the project. Terracon opened the doors to their new office ahead of schedule and the space was transformed from an empty warehouse to their new prototype for office space. The transaction was recognized by the local chapter of Commercial Real Estate Women as the deal of the year.
